In the Dharmaguptaka-vinaya, the first [passage] explains magnificent decoration. [Such things] also must not be used, which is the same as the above [rule] excluding images of sexual union between men and women. The text from "Ānanda" onwards explains accepting rooms. The text from "If" onwards explains building rooms on Saṃgha ground. Because the ground belongs to the Saṃgha, by principle one must yield to visiting guests; if one occupies it and does not leave, the ground is seized and returned to the Saṃgha. The text from "If one manages" onwards explains that [the construction] must be durable. "Twelve years" is because it is the limit of one complete cycle. The text from "If a manager" onwards explains rewarding the person who manages [construction]. "Ninety days" is because it takes [the duration of] one rains retreat. The text from "If there is" onwards explains repairing old rooms. In the Vinaya, if a bhikṣu's own strength is insufficient, he may combine [efforts] with laypeople; because it is repaired together with laypeople, the Saṃgha must act in harmony, hence the formulation of a karmavācanā to grant it to him.
