From "Just as seeing a painting" onward is the second point: "defilement arising from what is not a condition" proves that greed exists; "seeing a painting gives rise to greed" directly clarifies that greed exists. A painted woman is not an object that can be craved, yet seeing it gives rise to greed; one clearly knows that the nature of greed previously existed in the mind. "Because greed is generated, one incurs various sins" cites sins to reveal existence. From "If it were fundamentally nonexistent" onward refutes nonexistence to establish existence; the manner of refutation can be understood.
