第一物中，初科，上明田園。由字寫誤，古本作田。下明房舍。房有磔量，故云小也。依上，即前無主房。

Regarding the first item: in the first section, the upper part explains fields and gardens. The character you (由) is a scribal error; ancient editions have tian (田, field). The lower part explains dwellings. Rooms have prescribed measurements, hence they are called "small." "Relying on the above" refers to the masterless rooms mentioned earlier.
